What to do when buying a unit when you have pets
So, you are thinking of buying a unit and you have pets?
TCM Strata share their tips on how to get approval for your Fido before you sign on the dotted line.
Tip One: Ask your sales agent to obtain the following documents for you as this may already have the answer:
- By Laws for the community you are considering purchasing in. Some body corporate buildings don’t allow pets and have a no pet policy.
- Pet application form to apply to the Body Corporate committee for consideration
If they are unable to assist, then ask for the Body Corporate Management companies details to call direct.
Tip Two: Most Body Corporate Management companies have pet application forms on their website for you to complete and send through to the Body Corporate committee for consideration. This is best to be done prior to be committing to the purchase of a property.
Tip Three: You may also be asked to provide supporting documents to be attached to your application including things like photos of your pets and vaccination or vet records. This is common to ensure that the committee have all the information to be able to make an informed decision.
Tip Four: This process can take up to approx. 10 days for the committee to decide, we must ensure that all committee members are contacted with your request and they are given time to respond. If the majority respond before this time frame the Body Corporate Management company would move forward with a resolution for you. We don’t want to keep you in suspense.
Tip Five: When you receive an approved pet application it will come with several conditions for you and your pet to abide by. These are normally outlined in the buildings bylaws. All pet owners are responsible for their pets and how they behave on common property in a body corporate complex. These conditions can include cleaning up after your pet, noise and keeping your animal on a lead on common property just to name a couple.
Tip Six: The approval is only for the animal that you seek approval for and no other. If the animal passes away and you would like to home a new pet the process needs to start again to obtain a new approval from the body corporate committee.
